We enter partnership agreements with our clients that reflect a site’s particular circumstances. These tend to take the form of Promotion Agreements rather than the more traditional Option Agreements because we see them as a fairer approach for both parties (click here for a comparison of the two).
We are able to contribute our own funds to finance that process so that the landowner doesn’t have to.
Acquisition and Disposal of Development Sites
Peter has extensive experience in the identification, acquisition and disposal of development sites, both ‘in house’ and on behalf of developers and landowners.
We can assist from day one in the identification of appropriate sites, through the acquisition, subsequent planning process and ultimate purchase or sale. We ensure that best value is achieved while taking into account any other requirements specific to the client, such as relocation or wider community benefit.
Planning gain* should be relevant and related to a specific scheme, yet should still allow it to be financially viable. In some instances it may be appropriate to challenge a Local Planning Authority’s affordable housing or other planning requirements. Because we understand the development appraisal process so well, we are expert in undertaking viability assessments and have successfully negotiated with various LPAs – Selby, Ormskirk, Harrogate, West Lindsey – to agree on mutually beneficial provisions.
